I have people that would like to invest in my rental business, a first for me. We are negotiating an annual percent of return. Right now I am offering a monthly payment for return, focusing totally on cashflow.

The question has come up about what happens when the investor has had a 100% return and also the exit strategy.

I am wanting to make sure I am not giving away the farm on negotiations. Do you have any creative suggestions on the end game for investors in my buy and hold business?

Treating my rentals as a business, I actually have a customer that has posted a reference for me on my Yahoo business page. Also I have linked to it on my own business website. It didn't cost me anything and I figure it might be the edge to get the best resident in my rentals.

I would be more willing to rent to someone that had already cleared BK than one that is facing BK. Too many unknowns going into BK.

I thought we had a landlord here that had a nightmare tenant that was able to delay eviction in BK court? I will have to find that thread.
