Hello everyone,

My name is Jason Ward and I currently reside in Humble, Texas.

Real Estate Experience:
NONE: I am a complete newbie to this so don't get upset if I ask some really stupid questions. Really like what I have read on here so I know I am in the right place.

Real Estate Goals:
Wholesale 5-10 properties and rehab at least 2 properties this year

About me:
I work in the oil field currently but hoping real estate will get me out of my J O B.

Uh oh. I hear guru brainwashing. Wholesaling and rehabbing are just jobs, no different than throwing the chain. Maybe less risk to your fingers, but more risk of going without a paycheck if you don't close a deal. Wholesaling is not nearly as easy as gurus make it out to be. For all practical purposes, its the same job as a real estate agent. Find a seller, find a buyer, put the two together, and collect a fee. Don't fall into the trap of "this is easy money, just signup for my $10,000 course and you'll be rolling in dough." Someone will, probably not you.

Both wholesaling and rehabbing (fix and flipping) are tough jobs. I actually think fix and flipping is the easier, though it will probably take more money. Both require finding good deals. Wholesaling requires finding better deals because you want to take a slice of the deal and then it still needs to be good enough for your buyer.
