Another newbie from Texas

I just signed up for BP however I have read on your site for some time now. I'm a new real estate investor, my partner and I have accumulated 3 properties in the last year, one duplex (converted SFH) and two SFH's. I have gained a lot of knowledge from this site and will continue to learn from the experience here. I live about an hour west of San Antonio and we are having quite the oil boom here, which is a double edged sword because rentals are in high demand, but property prices have shot up as well making it hard to find property that will work...but anyway, my goal is to aquire 2-3 properties a year for the next 5-10 years for "passive" retirement income.
