How has the internet allowed you to find properties easier?
I plan on getting a mentorship with an investor this summer and am a big techie. What tools can I use to help him out?
How do you gain an an advantage over those who don't use the internet?

1) It is MUCH easier to communicate over e-mail than phone calls.
2) Listings can be reviewed over e-mail or online
3) Searching can be done online
4) Contracts can be signed online
5) When out looking for properties, I create map in google maps with placemarks for the properties and info about the properties and links to the MLS listings. Makes it much easier to drive from property to property.
6) Online lookup of comps via public records, title company, MLS or sites like zillow.
7) "Driving" around with google earth
What it can't do is replace feet on the ground. You still need to get out there.
