You could have the realtor search the Realtor Remarks in the MLS for keywords like "fixer", "needs works", "TLC", "handy man special" etc then send the listings to you via e-mail.

I use a monthly reminder in Google calendars. I have it synced with my iphone, ipad, outlook, gmail.

 I would have moved on if I had I heard that. Especally the part about "and is not interested in negotiating the price". This usually means they are not motivated and thus this deal will not be a win-win for anyone. 

Being a wholesaler is a lot like being a treasure hunter, scanning the beaches looking for gold. Sometime you will find pennies (not motivated) and silver (lease options) but every now and then you will find the gold. My advice is sort through the copper and silver as fast as you can. Don't waste time with people who are not motivated. They are just keeping you from the gold.

Mostly hype, just save that $80 a month and use Zoho, Podio or any other CRM program.

After reading this marathon of a thread I have two questions to ask. 

When you walk into Walmart do they tell you that they are wholesalers?

What about when you walk into a used car lot, do you ask them how much they paid for the car they are selling you?
