I think @Alison M. is right and maybe it's just the end summer slow down. Most people want to be in a new home before school starts so maybe thats it.

I have been marketing heavily since April of this year and have been getting tons of leads. That is up until last week when all of a sudden they just stopped. Is this just because it's August or did something else happen? I expected my local leads to be lower due to a certain wholesaler being on the news locally but not my out of state guys. Just wondering what your take is on all this. This is just happening to my direct mail. Everything else is normal somewhat.

What you have to understand is that there are good wholesalers and bad wholesalers just like there are good Realtor and bad Realtors. 

The advantages of working with a good wholesaler is you get deals delivered to you on a silver platter so you have to waste time searching for deals. You don't have to waste your time talking to sellers. You don't have to waste time negotiating with sellers. And you probably would save money because you don't have to spend money marketing to sellers.

Thanks @John Oden for posting that. It's comments like those that make me glad I have more than 2 braincells. 


The lesson here I think is that when you are dealing with elderly people whether it be as an Agent, Salesperson or Investor you should ALWAYS have a third party. Someone like a Son, Daughter or Grandchild as a witness. Sometimes when your dealing with the elderly you may run into people with altimeters who may even forget that they sold you a house. So having a third party and using disclosure can prevent situations like this.

The sad thing is I probably know Bryan if he goes to our local REI group. I wonder will he ever get to redeem himself as a legitimate investor.

From the short segment I saw this isn't going to be good for wholesalers in Nashville. Then again it's always someone being upset over getting a letter or postcard in the mail and getting an offer for 10k for their house. I can bet this will not end well.

@Jared DeValk Mt. Juliet and Donelson both seem like they are growing. i don't think the demand is there yet though but it will be. I can say the same for Hendersonville and Hermitage.

Yea I know is a general post but I just wanted to hear people's thoughts on where the growth potential is or will be.

Where do you guys think it will go?

East Nashville is soo hot it's a desert. They are tearing down nice brick homes to build these 2 and sometimes 3 hipster townhouses on a single family lot. I guess I am claustrophobic as I don't want to live 5 inches from my neighbor in a house.

West Nashville is over priced and always has been

South going twords Brentwood is over priced except for Antioch. I personally don't see Antioch growing as it's too strong of a rental market and there is too much crime.

The only place I see potential growth is North Nashville. For years it had a bad rap but it is coming back now. I live Downtown and I can see it spreading to that area. What do you guys think?
