@Bryan Johns Yes wholesaling will probably be your best option with little capital.

Yes my suggestion is that you should start with Wholesaling. Flipping can be very profitable and very risky if you don't know what your doing. Wholesaling is less risky but the profits are usually less (although sometimes it can be more) than flipping.

I hope this thread stays active. As many people may know by now the real estate market is scarce. However deals are out there because I know several of my friends who are still closing deals.

Just curious how different people are finding their deals and what marketing methods they are using.  It seems like most of mine are coming from places outside the city in these rural pockets. We primarily use direct mail and I have a website too. So...how are you finding your deals?

For Rehabbing I would stick to East Nashville, Madison, Hermitage, Goodlettsville, Spring Hill, Murfreesburo

Areas to avoid for rehabbing would be, Antioch, Cane Ridge, La Vernge, North Nashville, Whites Creek, Joelton, Pegram.

This is based on data I pulled from the MLS and my observation. I am sure someone will come along and say that Antioch had the most sales of anywhere in Middle Tennessee. However if you look at the stats most of the properties in that area are rentals and not owner occupied. Also Antioch, and La Vernge have a lot of crime and values are not as good as other places like East Nashville or Spring Hill.

Ok so I got Patlive to answer my phone and save my sanity. The service has been great so far and I don't have to deal with any more angry people to ruin my day : ). The problem is that every-time a seller calls they don't leave any information and just ask for me directly which defeats the purpose of having an answer service in the first place. As a matter of fact none of the sellers have ever left any information and I am having to call them back. I changed my script 3 times now so do I just need to remove my name from the mailings and use a company instead? Tell the VA's to just tell them they can't speak to me. Where is @Michael Quarles or @Sharon Vornholt  when you need them? Any suggestions as how to fix this?
