I think it's a close tie between Montolongo or Kiyosaki for the title of The Wolf of Real Estate.

Starting out doing 50 to 100 of these a week is what I did. This method is the best and most cost effective. If you are sending out 1000 letters then yes Yellowletters.com makes more since (or hire a VA full time). There are not enough hours in the day to hand fold, print letters, print envelopes, and put stamps on 1000 letters. I would go crazy if I had to do that all day so more power to you guys.

When I got started I used to hand write my postcards and I got amazing response rates! But I was only send out like 25 a week. 

Sorry for the mistake, Joe is right the ownership is transferred and not sold per se. I do know they are cracking down here on people transferring trust. It isn't illegal to transfer LLC's but I have had title companies here locally refuse to do it. Also there has to be some tax consequences if you open and transfer a dozen LLC's. I mean that has to throw up a red flag somewhere.

I agree with John. I try to assign when I can but sometimes I have to double close or just have our buyer sign their name on the contract with us. You can also sell the LLC or put the property in a Land Trust and sell the trust. Check with your local title co because some states wont let you sell trust or LLC's.

My question is why would you want to do it this way?

I have a form on my website where when the seller enters the information it goes into Podio so I don't have to enter it. Since I use Skype so I could just copy the numbers and paste the log into excel and them import them in. Seems like that is the best way to do it.

Wow I must say that I never thought to do this when I first started. This is a great ideal and I think most of BP is sleeping on the important of marketing and growing your marketing budget. It literally is the difference between doing 1 deal a month vs doing 10. 

Ok now that the rant is over, here are some more ideals.

1. Sign up to do Mystery shopping mysteryshoppa.com, mysteryshop.org

2. Sign up on fiverr, elance, odesk, freelancer and offer or apply for a service like data entry, data mining, whatever you think you can do part time.

3. If you have IT skills you can setup a profile at fieldsolutions.com and apply for some of those jobs. They can range from easy stuff like hard-drive installs to server support.

4. You can apply to flip signs on the weekend. Check Craigslist, Careerbuilder, indeed.com.

4. Of course you can clip coupons, sell stuff on ebay, Craigslist, rake leaves, cut lawns.

 I was just wondering and wanted to hear everyone's thoughts on what makes a good wholesaling course vs a bad one? To me it's the dept of the content and being able to communicate and ask questions with the "Guru" or someone who can answer them. I will not buy a course if it doesn't offer a support system.

Yea I am talking about gift deeds like quit claims, death of joint tenant affidavit, etc. Of course I'd use other filters like I wouldn't go back beyond 18 months. I know Quitclaims can be used for transferring property to a relative or when the owners divorce. So I would like to hear from some other BP members on this.

In particular I am looking for Divorce properties, Gift Transferred (Parent to Child) and Probates with this.
