John,

Welcome to Bigger Pockets. Nick is the real deal. He responded to me when I needed advice on a couple of different matters. Definitely hook up with him.

I quit my job as a chauffeur, yesterday, so I know what you mean about going out on your own. However, with good advice and hard work, the sky's the limit. Be Well.

Regards,
Anthony

Greetings Fellow Southern Cali BPer's

I attended a fantastic meeting last Thursday night -- The Naked Lady Real Estate Investment Club.

Founded by Rosie Nieto, the club is a wonderful venue for deal leads and resources. There were pitches by locals, wholesaler Tony Alvarez and residential/commercial mortgage broker, Fred Solomon. Both men were very knowledgeable about their respective areas of expertise and did not resort to hard sells -- no booths in the back of the room, etc. There is nothing wrong with that, just stating that this was not that type of meeting.

I made several key contacts and may even have a potential mentor/partner on a 73 unit multifamily I have been tracking for a few months, now. In the interests of full disclosure, I ran into folks I felt were perpetual students at the gathering but, overall, found plenty of others who were there to make connections and money.

For those BPer's who reside in the Greater Los Angeles region, I highly recommend you check out next month's meeting. You'll not be disappointed and no I am not an affiliate of anyone mentioned in my post.

Regards,
Anthony

Ryan,

I incorporate my business tomorrow. As such, I will be depositing all proceeds into the company account.

Freddie,

What up, homeboy? I grew up around Chicago Ave and Ashland. They call it West Town, now. It was "Watch Your Behind" when I was coming up.;-)

There are some cool people here -- I've spoken to several offline in the last couple of days -- who are generous with their knowledge and time.

Welcome.

Scott,

The issue of clarification is my fault.

I was excited about adding two buyers to my wholesalers list. I should have posted that info elsewhere in the forum.;-)

Per a suggestion by BP
member Eric Medemar, I am having a collection of distressed/foreclosure properties put together for the purpose of generating leads to build my buyer's list.

As for the list, I was asking whether I should provide properties from zip codes where I would potentially locate wholesale deals or from equally viable zip codes outside of my working area.

Your point about not being provided listings based on your buying criteria is well received. I agree 100%. Once I've done business with someone, they are moved into a special location in my brain -- mutually profitable zone -- and treated with care.;-)

Scott, thank you for taking time to respond to my question.

Regards,
Anthony

Scott,

Thanks for the reply.

If I'm putting the list together to capture leads, wouldn't it make more sense to make sure the listing are relevant, as opposed to tailoring them for individual investors. Just a thought.

Michael,

Welcome to the forum.

If I may humbly piggyback on what Rich and Steve outlined. There is ample information available -- for free -- on BP. Drink up, my friend.;-)

Randy,

I was in Denver, last summer, stayed in the hills around Buffalo Bill's tomb. Great area. No cell reception.;-)

Welcome to the forum. There are people here who have a bias toward those who take action, which is as it should be.

Hey Folks,

Two new investors were added to my buyers list, today, and I put in a request to a broker friend to compile a distressed/foreclosure list for lead generation.

Question:

Should the listings be pulled from the zip codes I'm wholesaling in or the surrounding areas?

Thank you,
Anthony
