It's interesting when people you've grown up watching start passing on. It reminds you of your own mortality and how finite time really is.

Nick and Jeff are right on point.

Recently, I spotted a bandit sign and spoke with the investor, yesterday. I was upfront and told him I'm building my list. He was cool and replied that he was looking for short sales.

Like Jeff mentioned, if you're thrown attitude, treat it like water off a duck's back and keep rolling. I'm gunning to do my first wholesale deal by the end of July.

Thanks for replying.

I've been lurking in BP for months, reading threads. I've also been reading books and articles about wholesaling, educating myself as much as possible. I've reached out to local mentors but have so far been unsuccessful in my efforts. I don't wanto to be a perpetual student.

I'm ready to start building a buyers list. However, I've got my work cut out for me because I live in Santa Monica, CA. This state has been overvalued for years and it will be that much harder to find a good deal. Harder but not impossible.

Is a thirty day window too optimistic an expectation to close my first deal? I'm starting today and I'm hungry. :D
