Jon,
"...Seriously, though, if you're free and easy, and don't care where you live, and really want to be a landlord, think about moving. Its not unusual to move somewhere to take a good job, so why not consider that for investing..."
Great point. I've been thinking about that a lot lately. I live in Santa Monica, CA. Talk about an overpriced region. I actually visited Denver last summer and really loved the lifestyle there.

Fellas,
I learned a lot on this thread. I have a buyer looking for a house. I'm hitting the streets, first thing Monday morning to find him one.

Question: What is a seasoning requirement?
Thanks.

Kurt,
I agree with Robert. There are some amazing people on this forum who give of themselves, selflessly.
I also agree with Daniel and Rei. Managing your own "books" properly is the mark of a truly evolved financial mind -- something I learned the hard way.
Having said that, I highly recommend 'Creating and Growing Real Estate Wealth: The Four Stages to a Lifetime of Success' by William J. Poorvu. Poorvu, an investor and former head of the Real Estate program at Harvard, provides case studies of different investors across various sectors of the industry. A wonderful and informative read. Also, BP's own Mike Oh has a book on real estate investment. I haven't read it, yet, but have heard good things about it.
Good Luck and all the best,
Anthony E. Russell

"The Peebles Principles" by R. Donahue Peebles is a very informative read. He goes into detail on some big picture issues that I found actionable.

Wheatie,
Thanks for the welcome.
I love to read your breakdown of various deals in certain threads. Great stuff.
I like the lifestyle in Denver. It's similar to Southern Cali's in a lot of ways. I don't like the fact that I can't get a nice rioja at Whole Foods but oh well...;-) It seems like a pretty good market for real estate investment.

My pleasure, Mr. Dorkin. I'm excited to be here and will definitely be reaching out for help.
I'm looking to invest long distance but close enough to make it manageable. Per unit values are so overheated in the Southern California market that a majority of the deals you'll come across don't even cash flow. Of course, if I could find something here in the Los Angeles area that would be great.
I was in Denver, two weeks ago, for a theater conference and must say I really liked it there. I stayed out in the Golden area, off Lookout Mountain. Very tranquil and nice people. Denver has great public art. The giant bear peeking into the convention center had me on the floor! In fact, I went to the library and got a copy of the economic outlook for the city. It's on my reading pile for this week.

My name's Anthony E. Russell. I'm an actor (Pro moniker: T.E. Russell) who doesn't want his economic life held hostage by the morons who run the entertainment industry. I've read about real estate for years but never got my hands dirty. Enough is enough. I want to participate.
I discovered this forum a couple of months back and breathed a sigh of relief. This place is an extraordinary resource for people like myself who have a passion for real estate but don't have mentors.
My areas of interest are: Multi-family, small scale retail and storage facilities. I want start in multi -- affordable, in particular -- become an expert and move on to the next asset class, with development as my ultimate goal.
I've spent the past few weeks reading different threads on the forum and am impressed with not only the depth of knowledge the members possess but also the willingness, on their part, to help those of us who don't know as much. Such generosity of spirit speaks volumes about the type of community that has flourished here.
Kudos to Mr. Dorkin for planting the seed that fosters this wonderful environment and thank you all for your time and graciousness. I look forward to a great education.
Best Regards,
Anthony
