Is this only happening in Florida? A lot of listings are being posted without the right to inspect as a mandate, cant view the properties cause tenants are there. And oh yea don't bother them " says the listing agent" lol. I mean this is ridiculous.

Tanesha for less than $1000.00 dollars you can get your license and that includes the class, state test, licensing fees. Don't pay anyone that kind of money for a "mentorship" educate yourself through places like here and all the other free resources on the web.

That seems pretty crazy 40k?? My feeling is that money would be better spent on acquiring a property. Google and BP are great places to get some information. There are guys on here who post every day who have years of experience that would answer questions for you.

Guys by the way I am a realtor all i was saying is the only way a loan offer is more valuable than a all cash offer to a realtor is if he has the buyer and seller. Other than that you go with a cash offer with no appraisal. I know all realtors are not shady that's why i said "Some" :)

I submitted an offer on a duplex thats listed for 339k for 350k. The realtor emailed me back saying they have offers above that. I said ok i will be sending an offer over for 365k and he wrote back saying.... Well we are currently working with an offer thats 5k less than your 365k and its a conventional loan. (This whole conversation happened in a 10 minute block by the way). what confused me was my offer was cash and I could only assume that he must have had both sides of the deal on the conventional offer that his seller received smn. Anyone else encounter this problem?

Got over the first hurdle of getting a deal done. According to many polls out there a high percentage of people are just talkers

Forgive me for my ignorance but an approval for a Hard Money Loan should be based on how good the deal is no? I hear people saying they base it on credit score, debt to income ratios, and all these other requirements that sound awfully like what a conventional lender would require.

I guarantee majority if not all of those slamming you are broke. Now nothing is wrong with that, except the fact they could be using the web more productively  than slamming someone who is fixing a rundown home in a neighborhood. Not to mention you provide income to people like the plumbers,contruction workers, etc.

You are absolutely right! That mindset drives me nuts
