Is there a contract in Florida that someone can get into that protects both sides in this situation I am about to explain. A son inherited the home of his father after his untimely death and when he went into the house it was completely uninhabitable. His first intention was to just let the bank take the home. But an investor offered to pay for repairs, pay him a flat rate. The seller would leave the mortgage in his name during this process but the investor would pay the monthly mortgage. But when the home was sold the investor would keep the profits.

This home is a single family that has an in-law suite. It has 2 separate kitchens and 5 total rooms 3 baths. There is only one electrical and water meter in the property. The home is a grandfathered duplex that has two families paying 1300.00 a month in rent. Owner pays power and water from the 2600.00 monthly.

This is what I dislike about lawyers and some people. I am no fan whatsoever of AirBnB for various reasons, but to go after them for what someone else posts on their page seems stupid. Go after the individuals who posted these properties. Reminds me when the music industry was going after sites like Limewire and Bearshare back in the day because they provided an instrument for people to illegally share their copyrighted music. They were successful in shutting down a couple sites, but than 100 other file sharing sites popped up. Focus on the perpetrators and not their avenue for their misdeeds, because like a previous poster said they can go to Craigslist next, than what?

I ask because I struggle to see the finish product in a rehab and I was wondering if it's a good idea to get one.

Make the offers yourself to the sellers and tell them you do not have representation which would save them money as well. Cause honestly most realtors are not going to those kind of offers. You will get the fresh out of real estate school realtors to do it, but not the bright ones.

Thinking about paying cash for a property but I was wondering is it cheaper to buy a vacant lot and higher a professional builder, or after its all said and done the price will end up the same?
