I recently had a seller come to me and say that during the process of deciding whether or not to put their house on the market, they entertained one of those Bandit signs. A wholeseller came over and told them their house was worth 90k less than what I told them it was worth when i previously visited them. Armed with this information they went nuts on the guy for lying to them. Subsequent appraisal afterwords confirmed my original CMA was correct. My question is how could this have been avoided if you are that wholeseller looking to make money.

Save for closing costs too. And wholesale in between to get your funds up!

The only thing I could possibly think of is your realtor must have thought you were asking for an appraisal because than that would be illegal in a lot of states if you do not have a license. I can pull comps here in Florida, but I cannot conduct an appraisal of the house lol. Crazy

Look at your local property appraisers website and type the address in that will give you the owners name and in cases like down here in south Florida it gives you their actual mailing address

I would say get your own license your better off, but thats a good question, First thing I would do is check their record with the state than ask them how many properties have they helped buyer close.
