Once you have statistically analyzed several towns that you are considering. Take your preference and create your "farm." This can be whatever size you are comfortable knowing block for block. I have several "farms" in several towns that I constantly analyze. they are not squares or rectangles but odd shaped areas where I have determined my likeliness of the best returns. However always remain fluid in your actions. Never pass up a killer deal just because it falls outside your farm.

@Joe Miller I would encourage you to do some driving. Immerse yourself in the areas you are considering. Statistics and web reviews can only provide so much information. While analyzing deals online drive the neighborhoods.

Are you planning to self manage? If so and you don’t have an attorney then yes I would buy them. If your going to use a property manager. They should handle that.

I’m slightly confused Deborah Burian , you say double closing is iffy. But then state you prefer to double close as not to skirt the line. Do you mean contract assignment is iffy?
