Wholesaling - Double closing vs Assignment

Question about wholesaling,do you prefer to double close or assignment? Also I've read that the general rule of thumb is that any profit over $10K  you should double close.What's your thoughts?

The answer will vary from state-to-state and by investor.  In Oklahoma, while some folks do double-close, it is legally iffy. As a buyer, I want to work with a wholesaler who owns the house not the contract so I prefer a double-close.  We're not interested in skating close to any lines.
