Lawton is a rough area. Investors I know have tested that area, from SFH to 16 units complex. The consensus seems the same, junk. High vacancy and trashed units after every move out/eviction. The price points their are very tempting, however I believe it's with reason.

The last few mailings I have done through yellowletters.com didn’t hit doors until 3 weeks after the company sent an email letting me know they were sent. There is nowhere in the lower 48 that takes that long to get from A to B. Is anyone else having similar issues? Who else are you guys using for your mailers?

Easily converted to 3/2. Rehab cost $8k with an ARV of $60-65k and estimated rents of $675-725.

Sq/ft does not include bonus room! This home has central heat and air. will require some work, but will be a money making machine when complete. Or Could make money as is if your business is rent to own. Wont last long, 1st day on market and we have 8 showings scheduled!

@Leah Pitts Nate is dead on. The OKC market is becoming flooded by out of state investors. I feel like we are trending toward an REI boom like Ohio did a few years back. Personally I invest outside of OKC in strong blue collar communities. I don’t see much, if any appreciation. However, that’s not my game plan anyway. I would love to sit down sometime and discuss your goals and share what I have going.
