Being in the note business we have taken over houses that were pretty bad & FULL of trash. BUT I think you win the award. Might take a full tanker of pest repellent to get rid of all the bugs that have made new homes. Good luck my friend.

BP is a great site for getting info. And yes you will have different opinions. Just like you ask 5 appraisers to give you a value & you will end up with 5 values.  Obviously it is what works for you. If you are a newbie don't be surprised if you make mistakes; that's life. But I suggest you read all you can & go with your gut regarding mentors, education, whatever. If you ask the most successful people how they did it they all will say they had failures. I like this quote "Failure is not the opposite of success. It is Part of the success." author unknown to me.

Most foundation companies will come inspect the home for free. Just be sure it is a reputable company that has been in business for a while.

As a note buyer & seller I agree with Darren Eady & Bob E.  Too many if's for a first timer. My biggest concern with what you have said is the neighborhood is not good. The numbers seem expensive for a 4 or 5 gun neighborhood. As others, I'm happy to discuss in more details.  If your gut reaction is a no then don't do it. Too many other deals to look at.

Thanks. I have an email sent in to Leanne. I know we passed inspection because rent was paid last month & mgmt co said all is good. Problem is we didn't get full rent in July & August & no rent in Sept & Oct. Supposedly (according to mgmt) the inspection was in July.  

I appreciate all the comments & suggestions.

Agree with many comments. Most note buyers I deal with mod the original note. So no issue with Dodd-Franke.  

I think everyone would agree, whatever the govt decides its never to help the little guy. And unless your associated with an institutional lender that's you.
