Anyone have any relationship with one of the staff members? Have an issue with non-payment for 2 mos.  Our mgmt company is blaming Sect 8 staff - I don't buy it. Want to get their side of story.

no recommendations Enzo (we use Flex too). But I would call & ask for Jim (head guy) or Lori or Tori. Bill is the worst for getting anything done. IDK if he's so busy or just not organized well.

I won't elaborate but I also have issues with Flex. Have 2 rentals in Toledo.  I realize all mgmt companies have issues but I have a couple of rentals in Dayton & my prop. mgmt company does an excellent job.

@ Matt R     I consider a flipper usually someone who buys at wholesale then sells to a rehabber or they do some rehab work then sell retail. But its all done in a few short months. Whereas a turnkey rental maybe a deal that, like us, rehabbed but have seasoned the tenant for several months.

Have two in Toledo, two in Dayton, & one in Akron. 

Hey Stuart, thanks but not interested in rentals. I'm really in the note business. These were originally notes we foreclosed on & decided to rent.

IMO - if your wanting to put money into real estate & don't want to deal with contractors, boots on the ground, etc. then there is nothing wrong with buying a turnkey rental. The property is cash flowing from day one, has 3rd party mgmt in place that should take care of everything for you, & real estate is the only tangible asset I'm aware of that does appreciate; even if you pay retail. Not to mention there are some tax advantages (talk to your CPA about those). 

If you look the numbers for the guys that are swinging a hammer (flippers) they returns are not any better than if you buy a turnkey rental.

This is one of 5 Ohio rentals for sale. Price range from $45k - $62k. All rehabbed between 2013 & 2015. All occupied with 3rd property mgmt in place. Rents from $650-$850/mo. Tenants paying utilities.
