We have rentals in Akron, Dayton, & Toledo. Our rentals were aquired thru purchase of non-performing notes, then foreclose, rehab, & now rented with 3rd party manager. Even though all of our rentals are for sale, we like Toledo & Dayton better than Akron. The reason for selling is we focus on notes not being the landlord. Happy to expand more regarding these markets.

Agree with Bryan. Its a state of mind. What is your ultimate goal?  Numbers or being able to drive by & tell your buddies you own that property. Hopefully its the numbers. The key is having a good management team to handle your rental out of state. There are good managers all over the country. We go on recommendations.

In Texas they are called Contract for Deed. If you go that route be sure to use a knowledgeable Texas attorney.
