Thanks Stephen. I will contact him. Funny he is painting contractor. I actually have a recommend painting contractor at house now doing a couple of other handyman jobs & painting. But he says he really doesn't have tools to cut out laminate. This was a nice rental but we are in the note business & will be putting on market to sell with seller financing. Just updating the bathroom & ugly gold formica in kitchen.

Need someone to replace outdated laminate kitchen counter & backsplash with new laminate. Cutout for sink, portion of window & socket. One counter, no L or odd shapes. 

Any recommendations for someone to do this?

Anyone on this thread that can recommend someone to install a laminate counter & backsplash in Akron?

I sometimes use Lowes installation services but they don't do laminate backsplash anymore. 

This is a rental I'm about to sell & want to update. It is one counter, no L, etc. Thanks.

We have loaded rentals in OH & we are in Texas. Answering @William Carroll .  The prices in Ohio are much less than Texas. And the return, even if you have to rehab, is as good as Texas.  Its all about the numbers.  OH I believe still has more room for appreciation whereas Texas is at the high end. I'm a native Texan & have been in commercial & residential real estate for 30+ yrs. We are actually in the note business but acquired several Ohio notes which we rehabbed, hired 3rd party mgmt, & have occupied. But they are for sale. Only because we are note holders not landlords.

Long term tenant (3+ yrs). Professionally managed. We are in the note business not landlords. Selling this & others in the Ohio area. We can offer some seller financing to an investor. Excellent property for someone to place their IRA funds. Property has been rehabbed. Tenant is responsible for yard, water, trash & electric. We are currently protesting assessed value in order to reduce property taxes.

IMO Solo 401K (Roth) is the way to go. But certainly you need to talk to your CPA or other servicer. Don't be surprised if you CPA knows very little about Solo 401K. I can recommend a few companies that will have lots of info on their website. Watch for 3rd party servicers - just adds another layer to the servicing (as required by IRS) of your Solo 401K.

I'm taking a rental back for a couple of months while we take care of updating. Need recommended electric company for City of Dayton.

Had Dayton Power & Light once before. They were fine. But I realize now Dayton has several choices.

Locals - who do you recommend - easy on easy off, short term, no contracts.

If anyone is using Codebox I would like to hear if your having problems. I was introduced to their system last year at a conference. Now I'm in need & they do not respond to phone or email messages. Going on a week now. Anyone following this post that can comment on Codebox or other electronic type lock box. Thanks.
