I know SM fairly well. My daughter graduated a few years back from the university. I would say most of Texas is a sellers market. SM & area around it is growing like crazy. Yes regarding auction.com you buy as-is. If the property is worth bidding on auction.com will drive the price up over the potential value. Not always but happens a lot. If your really interested in the property I would contact some REO agents in SM & see if you can hire anyone to attend auction for you. You will of course have to have all your funds ready & sent to agent.

Not to throw a twist in all the comments but I would put the property in a Trust. Still carry the umbrella insurance. But in a trust & being overseas it will be very difficult for anyone on the hurt for you ie attorneys.  You will need to find a trustee that you can trust. We have all our notes & real estate in trust. Good luck.

I'm having a difficult time getting 1st lienholder to provide details (payoff) to us as we are 2nd lienholder. They don't know but we're about to foreclose.  I know we are entitled to info but what should I provide & to what dept. Obviously customer service is a waste of time.

Looking for property manager for our SF recently rehabbed investment.

Property is in Mount Union, PA.

Searching State College, Huntingdon, Altoona, Harrisburg, Lewistown - all neighboring communities.

We have contractor who can handle repairs.

Have had several interested renters.

Will also lease to own this property or sell outright with seller financing.

If you have properties in different states I wonder if this is a worthwhile organization to belong to. Its not expensive but am I wasting my time/dollars?  I have properties in several states.

I would recommend you give Adam at IRA Financial Group a call. They are CPAs & attorneys specializing in 401k, solo, etc.
