@Patrick Burch For CPA in Ohio is use Terry (T. Michael Schneeman). He is in Toledo but it doesn't matter. He know real estate investments & Ohio.

Rent increase due in October/November 2016. Gross rent $650/month. Property rehabbed in 2014. Tenant has been in place since rehab. Third party managed or you can take over mgmt.

David- my last rental in Ft Worth I advertised via MLS & had around 30 contacts in two weeks. I showed the property at least 12 times. IMO, its all about the property, is there much competition in the area, etc. If there is a lot of competition I think its key to be priced a little under the market.

$34k per door seems high for the class c market, rents, & deferred maintenance.

I have experience with Aurelian. I would not EVER do business with them again. My dealings were directly with John Syron and Tammy VanKrevelen. I would be aware that they will say anything to get your business.

After I went thru the process & got my credit I realized I could have done the same myself. In the meantime I found several other companies that offer similar services & at a far better price. Buyer beware!

Having a small concrete company do a new patio & they don't have a contract (at least what I want). I know I have seen a link somewhere for a basic contract but can't find it.

Does anyone have one or a link ?  I can make my changes - just don't want to recreate the wheel if I don't have to.  Thanks.
