We use Evolve. But will be switching to self management. They are ok. We initially signed up with them for the free professional photos and they helped us find a local cleaner. Bookings were slow to begin with but it was March of 2020,so... We've gotten our feet wet I think it's time for us to swim on our own now. I think with Priclabs or similar software we can do just as well or better. We haven't switched yet, but probably will sometime this year.

Check out Outdoorsy, or rvrentals.com. There's probably other sites out there too that allow you to list your RV for rent when you're not using it. I think your target audience would be looking there more than on Airbnb. Of course this is for people that want to travel with the rv, not just parked. But there are plenty of rvs and boats on Airbnb too. Wish you the best of luck!

Also there is Rabbu. Similar to AIRDNA, but free. Although not as robust.

Haven't used VRBO yet. We've only stayed a few places on AIRBNB. So far only one place was mildly disappointing. But gave us confidence that we could do much better than others. Haven't done big city for airbnb, hotels are almost always cheaper for a couple.

Your place looks really nice. Our place doubles as MTR and STR. We went with fairly neutral paint and add color with accessories like lamps and pillows.

Killeen was our first investment, a Brrrr. I like 76549 better than 76541 personally. I think Temple will continue to grow. Lots of industrial jobs and health care.

I'd vote for 4 kings. I always look for kings when booking.  Don't like sleeping diagonal to fit. Your cleaners will only have one size of sheets to worry about too. Like the idea of the Murphy bed too
