Thanks @BeauFannon.  Somehow the title was for a different post and this post was one that failed to upload the other day. But thank you for replying. Was wondering about what zip codes to invest in for rentals, or what resources to use for researching neighborhoods.

New at this. When I'm running the numbers to see if I want a property I'm not sure what to figure for insurance. My insurance agent always wants to know the age of the roof and the HVAC. Not  always able to get that though. Any hints?
