I was born and raised in Maine. I left for the same reasons you are considering. The way I think, the Carolinas is the better choice. East Coast bias I guess.

In the past I was adamantly against having one boiler servicing multiple units. I have since purchased A 12 unit building that has one boiler for the entire complex. I purchased thermostats that can be preset to go no higher than a very comfortable 72° so the tenants are not overheating the units. Also it's one system I will need to repair as opposed to 12. Many tenants look exclusively for buildings that provide heat and hot water. It's one less thing they have to deal with.

2008 Audi A8L 70k miles, 2016 Ford F-250 6k miles. I personally don't care what my tenant see me driving in. I keep my buildings in top condition and there is always a waiting list.

Call the police immediately and tell them someone broke into your house. This is your property, it's a no-brainer

First and foremost why should you get something for nothing? You are asking the wrong people for advice on this one. If you don't like the apartment you should move. If you are month-to-month tenant ands new landlord has a right to ask him what he wants for rent. If you don't like it, you could negotiate repairs and perhaps a reduction of the increase. Be real, you don't get things for free. Kind of a silly question do you agree?

I recently purchased a 12 unit for $1.2 million I have a mortgage of $859,000 that was bringing in $9000 a month in rent. In the last 18 months I've renovated 10 units to date myself at the cost of $70,000. Some tenant shuffling, rent are now $15,500 per month. Any guesstimate on the property value?
Do not hesitate in kicking them out. If don't want this type of tenant occupying your property. How can you be proud of asset and still allow someone to treat so poorly. I make the determination when a tenant is no longer an asset, but liability I move quickly. They will tell you that they will clean up their act, but before you know, old habits resurface and you have a problem on your hands. Cut the cord, there are great tenants out there. You don't have to put up with this. I would also sue them for any damages. Give them 24 hour notice that you need to inspect the building, bring your phone and record everything you see that is damaged. Good luck!
Make your offer contingent upon the successful repair of the problem. If they're not willing to do it then in all likelihood it is something of significance. There are a lot of properties out there. I think structural is always a big deal. Your taking on someone else's problem.
My minimum is 650. I'm willing to work with someone if their credit has been adversely affected by medical situations only. But they also have to demonstrate good paying habits on all of the bills. Make three times the rent.
