But if I had to answer your question then you are definitely an investors.  Landlord is a sub category of being an investor.  No different then a wholesaler or developer.

I owned a collection agency for approximately 15 years in the Northeast. A judgment against a debtor has virtually no teeth. There's no enforcement of the collection process it all. I agree with the gentleman who said to hire a professional collection agency. I truly believed your odds are slim of ever collecting. I recommend having the agency impact their credit bureau report and hope someday they need something or all the sudden develop morality they will have to pay it then.

Don't rush, 30 days is much more reasonable timeframe than 10 days. Why are they trying to hurry you? What is it that they know that they have not shared with you? Finding out how much they owe on their mortgage is a very easy process through local records. What is your attorney recommending you do?

Some people are just the worst! And to abuse the power of being a lawyer to her advantage is an ethical misdeed to not only you but to herself. Shame on her. Document everything and get a good lawyer and get her out of there. She shouldn't be harassing you when you're trying to show a unit. I have very low tolerance for low class people.

I have a friend who calls me a serial entrepreneur!! I can live with real estate entrepreneur! 

I thought about property manager and It seemed to undermine all the other aspects of what I do. But it's certainly something to consider. Thanks for the input
Honestly, both of these terms I am not completely comfortable with. I "lord"over no land and I feel uncomfortable when I tell people that I am a real estate investor. I think the term landlord needs a change. It puts us in a false dominant position over tenants. I truly believe it creates a psychological barrier when forming relationships. Don't get me wrong, I want the upper hand when dealing with tenants and tenant related issues,but I think there must be a better occupational name then "landlord" When I tell people that I am a real estate investor, I feel they envision I'm doing exceptionally well with tons of cash falling out of my "bigger pockets"and have a carefree lifestyle without any real effort. The honest truth is,I have done exceptionally well in real estate and currently own 20 very nice units in Massachusetts. One is an 12 unit garden style brick building and the other one an 8 unit high end historic loft building. This is my sole occupation and I have done many flips, wholesaled some buildings and renovated multiple loft and loft buildings in my area. I am very hands on. I do most of maintenance work myself, I tend not to use brokers when I do my deals, and advertise and show all my buildings personally. So, am I a real estate investor, or landlord?
Chrissy Motroni it sounds like you may not own any investment property..... I wholeheartedly disagree with you, if someone is a felon it puts a huge risk not only on you but the other tenants in the building. And in many states you cannot charge an additional security toss it.
