If they are rough on the apartment and the carpet in place is even in reasonable condition I would leave it there. Why invest your money in something that's just going to be ruined.

Hi, I use Enterprise Bank and Trust out of Lowell Massachusetts. Not the cheapest, but awesome service and they get the deal done.

I'm trying to determine the price differential between installing a 13R and s 13D sprinkler system? I am developing a multi family vacation property that will require sprinkling. I may add kitchens to the units or I may not depending upon the cost of sprinkler system that I have to install.

I had a premium account for one month. I did not see anything dramatically better than the free version. I was always confused in their pricing strategy. I think if they charged $49 a month they would kill it.
As soon as They said that you were doing something illegal in terms of upfront money I would've said thank you for your time and moved onto a different tenant. You have to learn to see the red flags when they go up.

Portsmouth to Portland coastal areas are extremely hot! I invested in Kennebunkport Maine recently where I'm renovating a old Victorian home into five luxury apartments. I would seriously consider the Portland area. There are more restaurants in Portland per capita than any other city in the country.

I'm doing a renovation in Kennebunkport Maine that is costing 160 a sq ft  A few years ago I was building  an 18 unit apartment building that was at 175 per sq ft. 

Often times a renovation can be more costly than new construction.  If the contractor is telling you it will be $150 a square foot, you could almost be guaranteed it's going to end up being closer to $175 a square foot

Rhode Island $100 per square ft Massachusetts $200 Per square foot Obviously it will depend upon the level of finishes and the square footage. Massachusetts and Rhode Island are two different markets completely

If it's an older model it's the thermostat that is connected to the temperature knob. Junk it and start new. Parts just wear out.
