You never know what they found during inspection may have reduced the selling price. I think it's a little early to throw the race card. Now if this happens to you 10 times then maybe you have a case. I think any decent realtor who has someone with a cash offer is not going to matter if your Asian, black green or blue

Look outside of the greater Boston. Good opportunity to the north and south of you.

 Goal of attending open house just to find out exactly what things go for in terms of pricing. Also it's a good opportunity to network with other investors and pick the brains of local realtors. I don't think it's your opportunity to learn what to look for, how are the floors, how are the windows what are the tenants like, etc. etc.

Hi Dan, welcome to BiggerPockets! I am a buy and hold real estate investor focusing in the lowell area. As a newbie i would recommend that you spend an hour a day listening to podcasts and Reading the forums here on BiggerPockets. Go to open houses in your area even if you have no intentions of buying. Do it just for the experience. You can gain a lot of knowledge that way. The best advice I can give you is before buying a property is to ask yourself one question. If I have to sell it can I do so quickly?
Stick to your lease and don't cave. They're renting the apartment area not your lawn. I would be particularly upset that they did it while you were away

@Ethen Weaver,  I don't play golf every day more like at least three times a week. When I am in buying mode I typically will spend two or three hours a day looking at real estate. I do self manage my properties, outsource all the physical labor tasks. The day I decided to focus on real estate exclusively it changed the quality of my life dramatically.

I wake up approximately 6:30-7:00am Make coffee, let the dog out, Scan multiple websites looking at properties, check email etc etc. 9am to 11am follow up on property management issues with various tenants and contractors. 11am to 2pm lunch, exercise, walk dog. 2pm -6pm GOLF, DONE FOR THE DAY! Approximately 2 real hours of work each day!

What's wrong with collecting rent on the first? I would be thrilled if my tenants paid me on the first day of the month.
