@Chris Gavre find a way to get your wholesaling business automated. Do you have a website? Yellow letters? Direct marketing? Other people to help? Seems like you are getting tired of spending so much time trying to land a deal than actually closing. If you can find a way to minimize the amount of time you spend, that will free you up for other ventures. There was an episode on Real Estate Rookie where a Wholesaler found a personal assistant, taught her how to do her job, and bam! Instant free time, and scaled her business.

@Amy Hatcher in addition to what you said, instead of a buffer, I found a carpet cleaner with suction works really well. It eliminates the need for the mop as it sucks the water right off the floor. I have a cheap Hoover, about $50, that I bought specifically for the hard floors. I wish I could post videos in the forum…

@Jackie Cuellar VA loans come from Federal Funds. Marijuana is still a Federal crime. So until it's federally legal you may be out of luck.

@Rita Merlo there is a bigger pockets episode where the guest has a company come in and “meter” each unit. You pay the city water bill, the tenants get a bill from the installation company to pay their share. The install company gives you the money. If the tenant doesn’t pay, their water gets shut off but the other tenants remain in harmed.

@Trevor Davis I would find a resource (bigger pockets) partner up with more likeminded individuals, find someone who is doing what I want to do in RE, learn from them/partner with them, and get other rookies involved as they enter.

I made the decision to be a real estate investor about a month ago after listening to a bigger pockets episode by accident. I feel like I’m moving at warp speed, but yet like I don’t know enough. I have done analysis after analysis, found a few properties that fit my criteria, talked to several banks and lenders. In all of this, I am curious to know how long it took everyone to buy their first property after deciding to be a real estate investor.

@Matthew Grabarczyk If this is a good deal for your standards, why not put in an offer with contingencies (inspection, appraisal) then get a look at the rent roll, and the “schedule E” I believe, to see what the current owner is claiming on taxes. Talk to a few people in the immediate area, call the nearest businesses and get their take, compare it to similar buildings. Call and get a quote for insurance. Have the owner show you the utility bills. You have to do your due diligence to ease your concerns. Nothing is a guarantee, but for your first deal, if all looks good to you, go for it. I’m still looking to land my first property.
