Brenden is a great name!(Named my second son Brendan). I'm new as well, less than a month, but I just found out about Appreciation Sharing/Home Equity Investing yesterday. It's where someone pays you for a portion of your future equity. Nothing due until the term ends (10 -30 years) or until you sell the property. There is not a ton of information out there. But seems like a possibility and you may even be able to find a family friend that is willing to do this rather than a straight up loan for your first property. HELOC is an option, but you may only get 65-75% of the equity, not the value. I'm on the path of going until I find someone willing to give me what I need on my terms. It's a ton of work but I am sure it will pay off for you.

Thank you Doreen. Congratulations on #2!!! STR always gave me the heebeegeebees before finding BP. Now everything looks appetizing! I am doing my best to get her to see the big picture. I almost feel like I'd have to get an offer accepted for her to be like "Oh, OK, S*** just got real!" She sees the benefit, I think she may be as scared as I am. It took her three years to start her business, and even though things didn't go as she planned it, she's going the distance. I'm right there with her packing boxes, learning to code, and brainstorming ideas. I just hope that one day SOON I can get her on board to the path to freeedom.

So I have had some “brilliant” ideas in the past for paths to financial freedom and I must say they all went bust. Not necessarily because they were bad ideas, but because after all the work I put in, I came up with nothing. Enter Bigger Pockets, and I’m hooked. My wife listens to the podcasts as I drive, but when I start to talk to her about what’s going on in my head as it pertains to real estate, she’s stand-offish. I was showing her numbers from a few analyses, and she fell asleep😂🤣😂. She seems ok with the idea of “house hacking” but her thoughts on how it works are not on par with how it actually works, but doesn’t want to listen to me explain it. I have found several “deals” that meet my requirements as this will be my first property outside of our home, but without her on board I can’t pull the trigger. Any advice?

@Jillian Kemmerer getting another loan increases your D to I. Unless you can find a lender willing to use your future rent payments as income, have enough saved , or make enough w-2 income, it’s a no go. I think a 203K loan does factor in future income, but I was just introduced to it today.

I am curious to know if I were to buy a property would a turnkey provider do the rehab fir me? I was listening to a podcast earlier an it appears as there are turn key providers who buy property, and only do the rehab once they have a buyer under contract. Finding a contractor in this climate has proven to be difficult and I wonder if turn key could help.

Found this. https://www.propertyradar.com/. Not as expensive as propstream, but still rather expensive. I say outside of learning to code yourself or finding an Investor that can do it for you as a partnering deal. I'm trying to figure it all out myself. If I do I will share.

Does it cost to get property lists? Can I get them from any title company?

@AJ H. Also, I put my AirPods in while I’m working otherwise I’d only be on #7. I literally listen as long as I am awake. Learned more in the past week than I did all 16 years of school!
