I'm sort of into everything. I tell people, If I don't know how to do it, I'll either figure it out, or will find someone and learn from them while they do it. My actual paid professions are Audio Design Engineer and Musician. 

Outside of that, painting, moving, drywall, framing, chauffeur, you name it. I consider it a blessing to be able to help. Get so much more than money being a jack of all trades.

Congratulation on making the leap! Don't sweat it. I got cussed out three times in a row on my first day. The next day...ZERO. Its hard because your pride is hurt, but if you look at it from the other side, I don't like strangers calling me either even though my number is totally public. 

That being said, make that next call, or even have a friend pretend to be a disgruntled homeowner. I turned a conversation with a friend into that once when they asked me what wholesaling is. They came at me like I was a jackleg, but I was able to diffuse them and got them interested in helping me out by simply answering their questions. 

Inexpensive ways are Driving, Google maps, county records search, Zillow, Redfin, MLS... I started by driving target area. Within 8 blocks of my home,(I drove for an hour after dropping my kids off at daycare 3 days in a row) I found 140 distressed properties. Of those, 10 are already on the Lis Pendens list in my county, and one popped up on day 3. Handwrite a note, and put it in the door or mailbox. Get some business cards (can easily get 500 for under $20) and give them out to everybody you meet. See if your local worship center will allow you to make an appeal, or add you to their business directory. Marketing is key, you have to be active, visible, and consistent. When I started my first business it took me a while to get comfortable with being on social media. After the first week of constant posts, I received more likes on one post than I had all the years I had been on social media. No converts, but it let me know that people are watching.

Just keep pushing and you will succeed. You clearly have a heart and morals, so use them to your advantage. I have yet to land my first deal as well (not a great closer LOL). I can check in on you to help keep you motivated if you want. I need some pushing as well!

@Kay March I think it’s a round Robin thing. If a seller puts a house on the market for $120k and everyone else in that area is selling at $120k and someone buys it for $160k, the other houses can raise their price. Likewise, if I buy a house for $20k and fix it up to be around $120k and it looks fresh vs the other houses going for $120k, their value can drop. Homeowners buy on emotion which leads to holes in their pockets while investors look at the numbers.

I read an article about the homeowners from Flip This House or a similar show. A $175k house gets flipped, and is now worth $300k. Property taxes go up, across the whole neighborhood, owners can no longer afford to pay the mortgage with the higher taxes and they have to sale the house, but there are no comps because this house is decked out and fully custom. Takes forever to sale.

It’s all arbitrary, but if you focus on the numbers, they won’t lie to you.

@Bryce Betley Everybody knows “We buy houses”. They actually work both ways. Buyers and sellers. I called one in my area trying to find a mentor for wholesaling. Didn’t work out, but by asking the right questions, you can get some information and assistance.

@Jun Kim I’m no expert. I was just sharing a resource to help. Contractors can work anywhere they are licensed. I assume they call it Dallas/Fort Worth for a reason… If he calls the contractor, they will tell him where they service.

So I have been calling around trying to get lists from title companies in Illinois (no lick as of yet) but was informed by all of them that they cannot do double closings unless the first transaction is escrowed, or they and the bank sign off. I am really disturbed by this as it makes wholesaling virtually impossible without the cash buyers fronting the money for the first close or actually having the money to cover the first transaction. I’m brand new to this and now I feel like all my work towards finding motivated sellers and paying for business cards and yellow letters is in vain… Can someone please make sense of this for me please?
