I'm just starting to wholesale houses and in reading info on this some say to market to people in preforclosure. That didn't make any sense to me because that would prob. mean negotiating a short sale. It would seem to me, especially in Cali that would be a waste of time, since most people who are going through foreclosure don't have much if at all equity. So, I was just trying to figure out what I should do, say if a sell calls up and they say they are in preforeclosure, if it would be worth my time.

Well, heres an update with finding probates. I walked in to the probate court and sat down at the computer kiosk with a list of case files. Found the attorney's info and beficiaries, but no summary list that shows if there is real estate or not! So, I'm just going to have to mail out to all of them. Oh well! Thats just how Cali. works!

Yeah, political campaign signs. Hmmph! That and "Make $100,000 a month working from home" and "Credit Repair Now". Seriously. Do the sign police just target real estate investors? Those other signs are out there still, but the investor bandit signs get taken down quick!

Sacramento, Ca is third in the nation for foreclosures right now. You can also try the subburbs around it. Roseville (which growing quite fast), Citrus Heights, Antelope, Fair Oaks, and Rancho Cordova. Those are all within 15 miles of Sacramento city. I have noticed "pockets" of crime within one zipcode. Whereas the street on one side of the hwy is good and the street that continues on the other side of the highway is bad.

Your local Real Estate Investors club is prob the best bet! I wished I did this a year ago when I had just started to be interested in real estate investing. Get some business cards too! Vistaprint.com is super cheap, just pay shipping for your first box of 250. You don't know where to look to find the REI's, you can try MEETUP.com input your zip and search real estate!

Along the same lines of this question... I noticed a duplex that is 4 duplexes down from where I live that has been boarded up for over a year. I went to the courthouse today and found the owners address info. Realquest said the estimated price on it is $314,000 and the duplex across the street sold a month ago for $264,000. The duplex I'm looking at has one more bedroom and bathroom. I went and looked at it and it has a stench that you can smell from outside. So I can only imagine squatters got to it already. The Owners name was in a trust. Like "Melissa Jones Trust" Could this mean it is possibly going through probate? Why would a duplex just sit around for over a year while others around it are being snatched up? I'm aware that investors like this area. It's bread and butter renters. Any suggestions?

Zig Ziglar is one of them, The author of the Secret (law of attraction), and Robert Helms of the Real Estate Guys Radio. :woohoo: :woohoo: :woohoo: I have found that even having the videos play while I do other things I will still pick up on some of it. Better than just listening to the same ol' radio song.
