You could also start out by going to your local Real Estate Investing group meetings. It helps too by networking with like-minded people and keeps you on top of the market for your area.

Does anyone know of a good answering service that can collect general info. from a script? I have been noticing that people don't like leaving messages. I have a lot of calls but now no messages. :roll:

Thanks for the info! I actually found a guy last night at my local REI that does short sales and he's going to teach me. So I'll just have another tool on my tool belt! :mrgreen:

AT&T was the one that called me because I was tacking them to the telephone poles. I went out to get them and there were only about three I had to pull down, they got the rest. I had actually expected Sacramento City code enforcement to call instead. But thats ok, I'll just pull them down Sunday night like I was supposed too.
Speaking as risk to reward... the bandit signs have only pulled in one call! But, this only my second week putting them out (about 30 each time).

So this last weekend I put out my bandit signs but had to go out of town on Sunday night and was unable to pick them up. So of course I got a call saying come get them or you will get a fine! Do you think that I won't have any problems as long as I just take them down Sunday night? I mean do they work on the weekends too you think?

Being a good listener is a key point I think and from there if you pick up on a little motivation factor, just repeat what they said, and then ask 'why' 'when' and 'where' questions to get them to open up. The point of reiterating by repeating just sets in stone that they are calling for a reason. Cementing that they are indeed motivated. For instance.. Seller: "I'm moving to take care of my mom". you: "So, its very important for you to move closer to her to help her?' Seller: "I have been wanting to do that for awhile" you: "You have been thinking about it for a long time then, huh?' It makes it seem like YOU are listening and are on the same wave length, and you are letting them hear that and stiring up those emotions they are going though a little.
