I would think that especially for a new wholesaler a "contingency" would be good to protect you. Whether or not the contingency is ethical depends on if you take advantage of it just because you can. What happens if the seller "foregot" to tell you something about the house that completely makes your deal not worth working and eats up your assignment fee if you were to assign it. No contengency? Being ethical is dependent on the people doing business, not necessarily the clause.

Question to everyone: When was it and how that you came to the realization that investing in real estate could help you get "out of the rat race" ? Was it an infomercial? A family member? Tired of working a 9-5 and just searched out the answer? Maybe the answers will be more motivation for us newbies. :superman:

I found that Meetup.com is probably the easiest besides googleing for it.
