Hello Everyone,

So as I sit here brainstorming ideas for how I want my properties to represent myself, investing style, and brand; I wanted to reach out and ask you what kind of personal touch do you add to your properties? Like what differentiates YOUR rental from everyone else's?

Like and artist and their signature, I wanted to get some ideas. I've been thinking of using the same upgraded address numbers. Or having all my properties with electronic deadbolts. I've also considered presenting new tenants with the Snap Pak http://bit.ly/HvIOwI to make cleaning the property easier for the tenants.

Or do you paint the front door of every house you own the same?

Let's have fun, looking forward to hearing what your creative ideas are :)

Hello BP!

My name is Alex Anderson and I realized I never properly introduced myself three years ago when I stumbled across Bigger Pockets after searching the internet on how to evaluate investment properties. I was directed here and was hooked! I actually used BP to help with the purchase of my first duplex.

I work in the Banking industry in Loss Mitigation, analyzing requests for modifications from borrowers who are in default. I have an insatiable appetite for real estate and I am learning as much as I can while doing deals.

My goals with real estate are to focus on buy and hold, while strategically rehabbing homes in growing communities. I would like to match my income from the bank with real estate and my business in 2 years. My other goal is to be invited as a guest speaker for the BP podcast :D

Current investments:

duplex own by myself: purchase price $108,000. rent $1200 lower unit (i live in the upper unit with an extra $300 in rent from my roommate)

3/2 duplex: purchase price $32,000. rents for $800/mo (under contract, should be closing in the next week)

did you check "fileplace" under the resources tab? I had this happen with my last tenant. During move-in they broke one of the windows. i let him know upfront this was coming out of the security deposit when they moved out, but gave them the opportunity over the course of the year to over pay their rent to replenish their security deposit. They chose to just receive less at move out.

When i returned the deposit, I also provided the receipt for the cost of the window and just wrote a simple $x.xx - cost of window = security deposit.

Cooler By The Lake Realty LLC. Majority of where I will be investing is near Lake Michigan in Milwaukee. It is also a play on words, not only is the temperature a little cooler by the lake, but it's also cooler to live in the downtown/ East side area (by the lake). Currently there are four development projects occurring within 3 blocks of each other.
