How long have you owned the condo for? i have a 15 yr mortgage on my house and i love that i pay more principal than interest every year (only owned it for 2 years).

i've been told that an 8-12 unit is manageable for your first commercial prop.

the bigger pockets site is a wealth of information. I agree with @J Scott

the first book I ever read is called "Nothing down : how to buy real estate with little or no money down / by Robert G. Allen" and I rented it from they library
