Welcome to the group @Tyeesha Bradley ! What areas are you trying to wholesale in? Maybe look at communities that are growing or that are desireable to live in where people are buying. Reach out to realtors like @Ramon Jenkins and they could let you know which areas of the state have been selling faster than others.

Have you tried talking to those investors who buy homes and see what their criteria is or where they are buying?

you could ask for proof of income (not sure if this is legal or not) by validating two months worth of bank statements for his business, or personal. but maybe they're just conservative with their money (read The Millionaire Next Door). I would call their current land lord as reference as to why they're moving. Maybe they're looking for stability with a 2 year lease?
