Hi Alan Velazquez , most builders do not like home inspectors in their projects and make it difficult  for the inspector to be there. But nothing can stop you from having an inspector overlook the construction, just remember tha the the house is not yours until you close on it. Technically the house belongs to the builder until its sold. Also check with your city building department if you have any questions, they might be able to help.

Hi, the other big issues with PB plumbing is that the insurance will either deny the policy  or charge you a lot and still exclude water damege from a leaking pipe on the policy.

Hi, insurance companies have a different opinion on a roof than any body else, they see a little risk and they will tell you right away to fix or you will be drop. I will look for another insurance company. If you like share the pictures from the report I might be able to give you my opinion. Take a good look at the shingles, if installed, or go to the city and pull the last time a permit was issued to  the property roof covering replaclacement, this could help proof the age of the roof, if it is more than 20yrs, replace it.

Hi. If it was a probate,yes it will have a quickclaim deed, there is no sell, he inherited the property and  the court will issue a quick claim deed. About the crack it could be a bunch of different issues, from normal settlement to mayor issues, have it inspected. For the offer it is a low ball, you might be rejected and not taken seriously.
