Hi, from the pictures they are not that bad, but it is a weak spot, monitor. All comments are excellent and the cost analysis is perfect, get couple estimates. Here on BP community the guys can provide you with some contractors they have used before, so you need the Austin investors to step forward. 

Depending on the age and deductible it can be repair. Good luck.

Hi everyone, first @Kim Meredith Hampton

If you can share a copy of the mold addendum to learn how you structure it, About mold, yes it is all over, about those plate test are 100% useless. They can pick anything from the air from dust to real mold after the door is opened. I will suggests for you to take a look inside your HVAC, look for water leaks or issues with the condensation drain lines, look at the pan inside the unit, and the area around and inside the registers for humidity or mold growth. Also look behind the kitchen sink, Dishwasher, and Fridge, from that then get a mold assessor ( expensive ) or a regular home inspector that can do air samples. Be careful with mold assessors, some state have no regulation at all for this profession and it is not federal controlled.

You might need 2 samples, one in the room with issues if any, another in a different room with no issues and one outside.

Hi, It is a good choice to have a house inspected. Standing water in the crawl space is not a good thing, 

first the source of water need to be found and corrected, 

The ground and structure needs to be dry up. 

What mold needs to grow, Food source(wood, glue, organic material), Temperature, and Moisture.

Cleaning the surface with chlorine and water only kills the superficial part of it but like most weed, unless you remove the hyphae(main root) and the mycelium (collection of roots) from the wood components all you are doing is a surface patch. It will come back.

Once it come back it will produce new spores that will be viable (can grow) and will spread all over( disseminating) making it worst.

Take a look at the area of the leak and inside the house and take the temperature on the lower part of the wall, the middle and the top, if the lower part is a lot cooler, there is humidity or maybe mold inside. just a hint.

As per standard industry practice or code, a crawl space need to be sealed to control gases and humidity from the ground entering the house and ventilated, check with your local contractor or CODE Inspector from the city, every city have different codes.

In conclusion, it is not the end of the world, everything is fixable, this will open the door for negotiation on your side, if you like have a mold assessor evaluate this and give you an estimate. Then you have a base to negotiate. 

Yes there is mold all over us but you house should have a good clean ENVELOPE.
