Wow, that's slightly discouraging 😧. I would love to cold call but skip tracing each address would cost a bit of money from my research.

@Teddy Smith how many people did you talk to from that 1000? How long did it take you to get to 1000?

@Nick Hedberg I would love to pick your brain about knocking on 600 - 1000 doors per month

  1. How many doors are you doing per day? 
  2. What times and days are you knocking?
  3. What would you say is your "door knocked" to "door answered" to "listing" ratio and what is your "door knocked" to "door answered" to "wholesale/flip" ratio (example 1000 doors knocked, 300 doors answered, 1 listing, 1 wholesale)
  4. Would you mind sharing your script with the forum?

@Joy D Pulliam you would probably need to physically talk to 300+ people before you start seeing results. 

@Chris Stephens I have a few questions that could probably be beneficial to this group

  1. Based on your expertise when is the best time to door knock? 
  2. What was an average ratio of "doors knocked" to "doors answered"....and maybe further drilled down to presentations made to sales closed? 
  3. What did your daily door-knocking operation and system look like?  For instance, I know that Verizon would have their door knockers basically circle the block to re-knock on the doors not answered whereas other companies would just come back to the neighborhood a month or so later.
  4. How would you structure a Real Estate Investing door knocking campaign and presentation looking for Flips/Rentals, Listings and possibly subject to deals? 
  5. Do you have any input on the kind of attire to wear? 
  6. What would you recommend to leave behind for unanswered doors? Business cards? Post-It Notes? Yellow Letters attached to the Door with a tiny piece of scotch tape?

I don't use Freedomsoft but I do know the Owner, Rob Swanson, is VERY ACTIVE in answering people's questions and helping them expand their business.

Never mention ANYTHING about their issues UNTIL you're already past the rapport building stage. 

People who are staying in a house that's going to be foreclosed or sold at auction have either:

1.) accepted it & don't care (probably don't have enough equity to get another place to live so they'll be homeless) 

2.) have some type of delusion that the property actually won't be foreclosed on & they will somehow someway get the money to stop the sale. 

3.) have an extreme emotional attachment to the house. Which is understandable, it could be their first big buy or inherited from a special family member. 

But in each instance you have a higher probability of one of those people reacting emotionally in a negative fashion if you bring up taxes. Either they think you're kicking them while their down, or disrespecting their family or personal accomplishments. 

Which is why I approach it from a position that I'm in the area seeing if they are interested in possibly selling, or maybe know someone that's selling or needs to sell. And then include it doesn't matter the condition or situation. And then if you're lucky, get the phone number for follow up.

You absolutely should be asking them about buying their house!  Or if they know someone that is thinking about selling or should sell their house.
