@Tom V. is wrong because if you were FLIPPING the house you would still try and get it for as low as you could. A lot of rehabbers are ALSO wholesalers. For instance they'll get a property with 50k spread in it. If they don't have time to flip it themselves they sell it to another rehabber for the 40k spread and take a 10k "finders fee". That is the exact process of wholesaling. So this false sense of virtue that Tom has, that you're not supposed to get the very best deal you can because "profits are evil" is manifested by people who "thrive of judging" versus doing.

@Erik Hitzelberger I have a couple questions if you don't mind me asking

  • What list are you mailing? Absentee? Probate? What is it?
  • How many deals are you doing per month at 1000
  • How long did it take you to get your first deal?

  • you can turn off the call screening in the calls tab: it looks like this:

Your website, how many leads do you say you pull in a month from there? 

Is there any benefit using a private video service versus youtube for your testimonials being placed on your website?

I think that sometimes when we equate the purchase of a house to the purchase of something at an electronic store it is a bit of a false equivalent.

A house purchase is for most people the biggest and most committed purchase they will ever make in their life. People MAY remember their first car but EVERYONE remembers their first house. And for a lot of people that's their ONLY house. That house was made into a home in which they have a TON of memories in...raising children...holiday events...fixing things with their own hands. That home is for some people the biggest nest egg they have. That home is their place of refuge from the rest of the world...a place where they can recharge their batteries after a long day of work. The place where they are not judged, timed or evaluated..... and they can be themselves. Its THEIR home. 

Now here comes your letter.......an unsolicited mail piece asking them to sell, what seems, a part of them. The part of them that they MAY equate to tranquility. 

I can understand the anger. I actually factor it in and include it on my voicemail "if you are upset, please don't be, just leave me your name and address and I PROMISE you, you won't get another letter from me again, but if you are at least curious about selling your home at least give me the chance to speak with you"

So my perception comes from a point of empathy and as a result I expect (and train my VA's to expect) that some callers will call angrily because they are defending their HOME and not mad at my letter.
