Toledo Ohio is a hot market right now. The deals we are getting on these properties and the ROI our investors are getting is just phenomenal. Given that we also have in house property management, the best by miles, it helps a lot of foreign investors who don't have boots on the ground here. The founder of our company is not from the USA either, so he is well versed in out of country investments.

We have turn key properties in Toledo, Dayton, Cincinnati, Middletown etc. If you are looking for advice, I suggest finding and following @Engelo Rumora wherever he is at the moment (podcasts, social media, catch up on "yellow ladder tips" and read his blogs)He is very well versed in getting deals every where from Ohio to Australia. He reinvented the real estate game in Toledo Ohio and continues to be a trail blazer, constantly thinking outside of the box and finding solutions where others only see issues.

Zillow estimates are definitely not something I use even as a guide. They are too easily influenced by irrelevant factors to be reliable. Maybe in some markets they are better, but here in toledo ohio the areas of property grade are so patchy that the computer algorithm used on zillow doesn't pick the up.

The discounted rent is a brilliant idea. I am thinking about my next lease charging say $750, but if they pay rent early even on the 31st rent will only be $700. Kind of a reverse late fee, if you make it seem like a good thing instead of a negative i believe tenants are more receptive

Toledo is definitely a market on fire right now. It is crazy the deals we are getting and the roi we are basically handing to investors!
