@Warwick Ferguson I would definitely suggest investing outside of your locale. Here in Ohio, $200k would net you 2-4 turnkey properties easily. You could also contemplate buying 2 turnkey (100-120k total) for immediate passive income and use a portion of the 80k to fund another fix-and-flip which will net you faster profits. Invest those profits into more property and essentially have 5 properties in your portfolio within 12 months time.

Hey @Paul Parker that is great advice! I wasn't aware they did classes here for that. So you only need a license if you are established as a PM and managing other peoples properties?

@Jay J. Have you looked into any property management companies near you?

@Ryan Evans I would suggest staying away from the east side of Cleveland. I was in Cleveland for 10 years before I came back to Toledo and while Toledo isn't Mayberry in any sense, There is much more opportunity here. If you are interested in Cleveland, I would suggest sticking to the Suburbs around Old Brooklyn, Parma Etc. One thing similar in Toledo and Cleveland is that the areas are very pocketed, both good and bad right next to each other. I do agree with @Daryl Anderson that the market is great for buy and hold in both areas.

@Jared Simons I have commercial and MFH properties currently, I have liquidated all of my single families as of last year. To date, i have not taken a loan or any financing on any of my projects, but have invested a lot of sweat equity just like yourself. Have you tried to self finance like I did? Do a few fix and flips to build capital and use that money to finance your deals?

@Steve B. That is the most exciting part, getting your first deal. That is courageous making your first deal an apartment building. I got into real estate on accident, inherited 9 properties from a sick family member. That sure was a crazy year, had to learn in a hurry. There are a few people on here I suggest following for more knowledge. @Engelo Rumora is pretty well known and very knowledgeable in all aspects of real estate. I work with him in one of his companies and learn something new every day. He founded multiple companies from turn key real estate investing to in house property management and more. Chris Clothier runs Memphis Invest and does something upwards of i believe 600 deals a year. Even though he is on the other side of the USA, still a valuable resource. If you ever need anything feel free to reach out! And best of luck to you

Welcome to bp @Steve B. I also invest in MFH. I have done both fix and flip as well as buy and hold. Have you done either of these yet? or are you looking to do your first deal?

Hey guys, If someone is asking for a good way to invest, pointing them towards engelo who makes things hassle free and hands off isn't a fake plug. I post on many forums about many things, ever since I started out as and investor. If someone asks about sales or acquisitions I point them towards a guy who handles that. When i am asked about property management I direct them towards a stand up property manager. When people are discussing the lead legislation, I point them towards a colleagues brother who is well versed in lead abatement and the laws surrounding it. There are a lot of terrible companies in Ohio and a lot of people who have been burned by companies who don't care. Giving advice on who to speak to about their issues is not unethical

Good morning @Alex Perez. I agree with @Brent Coombs, there really isn't an average for taxes. I have 2 MFH right next to each other and the taxes differ by $500 per year. The market is very much the same, meaning it differs greatly as well. As far as how to invest, I suggest finding yourself a company that displays not only the traditional values, but personal values as well. For example, @Engelo Rumora founded the #1 turnkey company as well as the best in-house property management for Toledo, Dayton, Cincinnati and Middletown. He is there with the investors from the beginning, all the way through till the end. He caters his deals to what the investor wants as far as the property goes, handles all of the rehab for the properties, then places them in property management with both a 1 year maintenance and 1 year tenant placement guarantee. Not many companies can you call the founder day or night and actually get an answer. If you plan on investing in Ohio, Id suggest finding someone like him
