My husband and myself have a five unit property located in Toledo, Ohio. We are about 75% done with rehab and have temporarily run out of funding due to life changes. Overall we need about 8k to finish everything and get it rent ready. Essentially I could have 2 units ready in under 2k. What are some alternative ways to get funding for this project without having to wait 4 months to restart?

@Paul Parker I noticed last week that people are dumping their properties quick fast and in a hurry. You are absolutely correct that it will be beneficial to some, especially those who aren't terrified of this lead business ( That old saying, The more you know, the more you grow)! Considering your position, I would buy every. single. one. I am waiting to see what impact this is going to have on home values here with everyone selling so low..... or how much of an impact I should say. I have a 5 unit house here thats property value to investors increased simply because it is not affected by this legislation.

Hey Paul. Personally I have mixed feelings about it. I own single, multifamily and commercial properties here in toledo, only one of my properties falls in the range of needing to be inspected and lead safe. On my own, I am actually doing my 5 and 6 units properties as well. I definitely feel like we all need to ensure our properties our safe because issues that arise from lead are very serious but I also feel like if the city is going to enact this they need to do it the right way! They have dropped the ball on this in so many ways already that they are inducing more panic than they are being informative.

@Jennifer Vincent great post. i was in the same predicament when I started out. You have to work with what you have, the most important step is actually making the decision to take that leap, which it seems you already have. Id love to connect with you. He is a mastermind in real estate that is breaking through every barrier you can imagine while providing the best service you can find. 

A lot of people don't know you can buy $50k or less houses that don't need any money put into them to fix them up. My suggestion, once you are able to pull the trigger, is look at buying a property and placing them with a PM company to manage them. If you find a company that is really good, they can sell you houses in your price range, and the best ones will even do something crazy on the houses they sell like offering one year maintenance guarantee to help ease your headache.
