Raising Rent on Inherited Tenant

I purchased by first rental property in Oct. 2014.  I inherited one of my tenants, she still continues to live there.  She is currently paying $815 a month.  I believe that this unit is under rented and I could be making $875-$900 on this unit.

The property is in Pennsylvania. What are the laws on raising the rent?  I was thinking about giving her notice now and raising the rent at the first of the year. (1/1/2017)

She is a great tenant, rent is always on time. She does not complain or cause extra work.  What would you do in this situation?  It is possible the increased rent could force her to look else where, which I want to avoid.

Advice is welcomed.

@Brandt Smith Having her on month to month isn't that big of an issue for me.  She has been in the house for almost 3 years now.  She isn't going anywhere, anytime soon.  She prefers to be on the month to month lease.  Perhaps I should require her to sign another year lease OR make a small raise to the rent.
