Hey Bruce

I actually deal with this quite often. One thing that I do is always schedule a walk through. I have trusted contractors who work directly for me who accompany me to the showing and we do our own "inspection", checking the roof, foundation etc. Of course, there is always still a small risk but I tend to get prices lower by doing it this way.

Hey welcome to bigger pockets! I am an investor in toledo as well, have done quite a few flips and have a few buy and holds also! A few months ago I partnered with Ohio Cashflow based out of Toledo where we Buy renovate sell and manage properties for investors! Bigger pockets has taught me a lot, great resources on here.

I send letters like that all the time. I simply say, I am interested in buying your property located at 123 happy lane. Please give me a call. Sometimes they call and tell me to go to hell but more often than not I get the property.

I received a violation letter because my windows have bamboo curtains and the inspector thought they were cardboard over the windows. I'm glad they are trying to help get properties on track here!

Andrew Fidler I decided to start allowing section 8 and it has been a nightmare. I wait well over a month before I hear any responses and then every single time they ask me to drop the rent. I have a large 3 bedroom property in west toledo with appliances and they will only approve $616 on rent even though there are 2 bedrooms here going for more. I know a girl who gets section 8 in south toledo on a two bed and they cover $750. So far, my experience with LMHA has not been pleasant.

I definitely say the hardwood! The only place I ever carpet is on second floors and that is more for noise absorption

Toledo Ohio has great Roi as well! I own 3 properties there currently.
