not sure if I am reading the numbers right, as the formatting is a little rough, but does that show $2168.15 as monthly expenses? If client pays all expense, why are your expenses so high? Granted, Iowa is a different market, but here in Toledo our insurance/maintenance etc costs may be much lower.

Are you using craigslist to purchase? If so, strategy depends on what you re looking for. Here in Toledo I utilize craigslist for the sporadic deal but mostly to find new asset managers who have multiple available properties. I am not sure exactly what you are looking for, but if it is to acquire properties make sure you are doing your due diligence and know the fair market value for selling, ROI if utilizing buy and hold strategies and know your repair costs.

Hey steve

I have a similar setup but on a much larger scale here. One company buys, renovates and sells. One company manages and does maintenance. One company is for buy and hold properties. To my knowledge, and my accountants advice, we create accounts payable and receivable from one company to another whenever we have to co-mingle.

Hello Haseeb

You should apply for an ITIN. I have never gone through the process on my own, but have a few investors from out of country who do this. I believe an LLC creates an issue as a Canadian resident because of a double taxation issue correct? Is this why you use your personal name instead of an llc?

Second, You have to check your numbers on both options and see which one works better for you. You can always enlist a real estate to give you a market price opinion based on the current condition of your property. There are many ways you can find these numbers out yourself as well.

Hey Jean

I work hand in hand with a property management company in Toledo Ohio and there are a few tactics we use that help us acquire properties. The first, and most powerful of course, is always word of mouth. I know that isn't a lot of help right now, but keep that in mind. Always do the right thing and people will remember.

A second strategy we utilize is yellow letter campaigns. Know what areas you want to manage in, call yellow letters and they will help you set up a letter and campaign.

A third option is always hard work. Cold call. Call craigslist rental ads that have been posted for a while. Contact vacant home owners etc.

Do you have the back end set up to properly manage the properties? Contractors, maintenance, leasing agents etc?

Hey Johnny

Congratulations on the retiring! I am only about 20 years away myself :-).

Have you looked into investing in other markets? There are definitely some great markets that your return would be higher and initial investment much lower. One thing for sure if you invest outside of your immediate area, definitely look into any company you work with. As with all investment companies, you will always have some good, some bad and some in betweeners. 

Another thing to consider would be MFH, cheaper than purchasing each door separately with higher ROI.

Hello Denny, 

I would definitely look at Ohio. Of course, I am partial to Toledo and Dayton areas as I live, work and sell investments there, But Ohio as a whole has some really fantastic markets. We sell turnkey properties with >10% Roi and I have current personal investments with 30-78% COC returns.
