I would recommend Farmer's for rates and service. My most recent experience was closing early on a cash property. Oops no insurance. Started calling around on Thursday and couldn't get anyone to cover me before the following Monday. I found this guy on Saturday. He went out,  did the drive by,  called me back and I was covered. Not only that he got me a lower rate as a vacant property and said to bump it up to full landlord's insurance once the tenants move in. No one else suggested that.

I'm in the process of buying a residential peppery for myself. When I heard about this my first thought was great,  they'll have some excellent cut price deals!

I haven't done this but I did reach out to a real estate attorney when I was interested in making a cash offer on a fsbo. Yes, they do write offers but they advised me to have the deal agreed upon beforehand since they would have to charge me reach time they rewrote the offer. All in the cost of using an attorney was to be $500 thereabouts.

I've just purchased a foreclosure that needs some electrical work. I've gotten my first quote but I want to shop around. Does anyone have any recommendations?

Thanks. Hoping it all goes well. I'm staying local for now but in the future I wouldn't limit myself if the right opportunity came along. I just don't have the knowledge or experience to consider it right now.

If you all, and others I may have missed, are interested we have an informal, free, and no sales pitch meeting that meets (mostly) monthly. We have a Google Groups email list for communication and updates on the next meeting which will probably be mid January. Sometimes we get great turn outs and others just a handful all with all different backgrounds. We've tried a few places but have been meeting at the Caribou Coffee on Ingersoll. Send me a PM with your emails if you want to get added to the list.
