I was under the impression that the reason for a landlord to require it was so that the tenants would have liability insurance and had nothing to do with their belongings. So,  for example, if someone injured themselves on the property they would claim on the renter's insurance. Is that correct?

Have you considered the new vinyl planks? They look just like laminate but they're waterproof and harder wearing.

Just purchased my first one,  a SF, a month ago. Self managing. Plan is to get another one this year and a third one once those two hit my tax returns. I'm on the fence as to whether I'll self manage the next two.

Just wanted to say a big thank you to everyone from the Des Moines, Iowa Meetup group. I had a great welcome and some sound advice. 

If you're a newbie investor in the area don't hesitate to attend. Experts and pros there's plenty for you too. A good mix of good people all with something to bring.

I got my reminder 49 minutes prior. I went to the link 5 minutes before. At the start time it said to wait as the host want logged in. I closed and when I went to the link again it said the webinar had expired.

Thanks Brit. That's a nice approach and pretty much sums it up.

Rebecca wouldn't be expecting to get back all she put in. She would hold the property as a rental. 

I like the idea of giving Rachel half of the appreciation. Essentially she would be flipping while Rebecca would be buying, rehabbing and holding. Can't remember the acronym. Newbie here. 

Anyone else have ideas on giving Rachel a good return on her investment?

Here's the scenario:

Rebecca and Rachel buy a property for cash each putting 50% into it. Rebecca intends to buy out Rachel within 6 months of the sale.

The property costs $55k. Repairs $10k. They put in $32.5k each. Property rents out at $900/month. ARV $80k.

Rebecca gets financing at the LTV 70% and holds onto the property as a rental.

What return should Rachel get on her investment? They're sisters so Rebecca wants to be generous. 

Also, would I be correct in thinking that until she buys Rachel out that they should be splitting the profit from renting it?
